What is Equity Release?

There are a variety of reasons why you might be thinking about equity release. It could be for a more comfortable retirement, or you want to treat yourself to a cruise or new car,or you could potentially be facing a pension shortfall.

Equity release can be an option to help ease your financial concerns by using some of the money tied up in your home. It’s a tax-free lump sum that you can spend on anything you like, but it’s not a decision that should be taken lightly. Knowing exactly what your options are before going down this route is hugely beneficial.

Understanding which product will meet your needs is something we’d discuss in detail with you in our meetings. By guiding you throughout the process, we’ll determine whether a lump sum life mortgage or drawdown lifetime mortgage is right for you.

Customer Scenarios

Understand how Equity Release can help you

Whether its because of the economic issues re the Covid pandemic, or to simply help the next generation get a foot on the housing ladder, there are numerous times when parents want to help.
An equity release might make that just possible.
The new products allow flexible amounts to be drawn & with interest rates so low, there is nothing to stop affordable annual repayments being made to keep a cap on the total cost.

"COVID has impacted my family and I'd like to help"

"I want an additional income."

A lot of clients don’t realise that a "Flexible drawdown” from a pre agreed limit is available.
So for example an amount could be drawn each quarter to boost pension income, it really could make any retirement much more enjoyable.

"I’m worried because I have an interest only mortgage”.

A lot of clients face this problem where life/investment plans have changed and the arrangements to repay the debt have left a shortfall.
A equity release advance could help to meet this gap, allowing you to stay in the home to sell in in the future when you are ready to move downmarket.
Again the interest could be cleared each month/year thereby keeping a cap on the total costs.

"It has taken many years for this market to mature and emerge from the very poor reputation it once suffered from. Major players such Aviva and Legal & General have entered the market in a very competitive way, which is great news for consumers.

I now see an equity release product as a very valid and logical way forward for individuals who are maybe “asset rich but cash poor”. It's often life changing for them and their families.

We always endeavour to involve the next generation in these cases and its surprising how often I find the children are encouraging Mum & Dad to live their retirement with much more financial freedom."

Common Concerns

Some of the most frequent concerns our Clients share with us before enquiring

Interest rates are available from 2.33% and you could elect to repay the interest each year so the balance never increases. Our simple fee structure is totally transparent, we charge £225 on application and £575 on completion. This could represent significant savings when compared to firms who work on a percentage charge.

1) I ‘ve heard it can be very expensive !

2) Will my dependents have anything to pay when they sell my home ?

They will need to repay the outstanding loan plus accrued interest, but we only use products which have a no negative equity guarantee. This means that should house prices fall and/or the debt is valued at more than the value of the property no further amounts are due.

3) Are the products and market regulated?

Yes, absolutely. We are independent and therefore review the whole of the market to find the best possible “deal” for your individual circumstances. We only consider products that are approved by the “Equity Release Council”, this means the terms are fair and the process is heavily regulated to protect you.
Our fee structure is one of the lowest in the market.
